Some of our most frequently asked questions

Our property auctions are streamed live online through our website www.odonnjoyce.com and we hold up to 7 auctions throughout the year. The catalogue of property for sale by auction will be listed on our website. There are two ways to purchase via our property auction. You can bid online or by phone, but first you need to register to bid on our registration page.
We recommend that your legal representative read through the legal documents before the auction day. The legal documents for each property can be downloaded from our website www.odonnjoyce.com. Once you click on the link, make up a password on Auction Passport and it will let you in to download the legal documents. Some of the legal documents may not be ready yet, but you can register your interest and a notification will be emailed to you, once they become available on the site.

The link to register to bid can be found on our website. You will need to attach photo ID (passport or driver’s licence) and proof of address (a bank statement or utility bill). You will also be asked to submit credit card or debit card details to pre-authorise a Bidder Security Fee of €5,000.

Bidder Security Fee
In order to bid on your selected property, you will be asked to provide a Bidder Security Fee of €5,000 (Five Thousand Euros) as previously mentioned.

The online platform will open for payment for the Bidder Security seven days (7) prior to the auction date. The Bidder Security is payable online by debit or credit card, to O’Donnellan & Joyce Auctioneers and must be paid prior to the commencement of the auction. This amount may vary from time to time at the discretion of the auctioneer and may be dependent on the Advised Minimum Value (AMV) that has been placed on the property concerned. Any such changes will be highlighted prior to the auction. Please ensure that your card can cover the bidder security fee required. You may need to extend this amount with your bank prior to the auction day.

The Bidder Security Fee of €5,000 will be refunded in full to those who are do not secure a property purchase on auction day. For those who are the highest bidders on any lot, they are deemed to be the buyer and legally bound when the gavel falls. The agent will assign €4,500 (Four Thousand Five Hundred Euros) of the Bidder Security Fee towards their purchase of the property (Contract Payment).

The agent will also retain €500 (inclusive of VAT) for the purposes of buyer’s administration. Neither the contract payment nor the buyer’s administration charge are refundable once a property has been purchased at the auction.

Post Auction
If you are the successful purchaser of the property, you will receive notification of same by email immediately after the auction. You must then pay the balance of 10% of the purchase price as part of the Contract Deposit on the property, within 2 working days of the auction concluding. You will already have paid €4,500 Bidder Security Fee. You must pay the remainder of the 10% of the purchase price by Electronic Bank Transfer (EFT) to O’Donnellan & Joyce Clients Account. Details of this will be provided to purchasers after the auction.

O’Donnellan & Joyce Auctioneers, as per their Terms & Conditions, will sign the Sales Contract on your behalf and send signed copies to both your solicitor and the vendor’s solicitor. If you are unsuccessful, the held Bidder Security Fee of €5,000 will be released on your debit/credit card.

If you want to purchase more than one property on the day, you can bid on up to three (3) properties with your Bidder Security Fee of €5,000. Should you wish to bid or purchase on more than three properties, you must contact O’Donnellan & Joyce Auctioneers to transfer a larger Bidder Security Fee.

Phone Bidding
If you have registered to phone bid, an O’Donnellan & Joyce member of staff will call you just before your lot comes on for sale. You will relay your bids to your assigned member of staff and they will bid up to the auctioneer on your behalf.

Online Bidding
If you have registered to online bid, you log onto the home page on our website and you will be asked to log in to your account with the password you created when registering to bid. You cannot bid before your lot comes up for sale on the platform. Once it does come up for sale, a bidding panel will open for you to commence bidding. The auction will be streaming live and you will be able to see the other bids coming in. You will receive notification then if you are the successful bidder.

When registering to participate in one of our auctions you will need to have the following information to hand:
– Bidder Information which includes your name, address & phone number.
– Bidder Identification Documents. You will need to provide:
   1. Proof of Identification (copy of current passport or driving licence)
   2. Proof of Address (bank statement, utility bill or Government-issued correspondence dated within the last 3 months)
– Purchaser Information – Details of the individual purchasing the property. If the person purchasing the property, is different from the bidder, their details will need to be provided including name, address & phone number.
– Solicitor Information – Details of your solicitor including firm name, contact name, address & phone number.
– Payment Information – Credit/Debit Card details.

Auction properties are not sold ‘subject to contract’, ‘subject to finance’ or ‘subject to survey’ unlike private treaty sales. When a lot is sold, a legal and binding contract has been formed:
– If you are the successful bidder, you are legally obliged to complete the sale.
We strongly advise potential purchasers to check that they have read and understood all the various legal documents and terms & conditions prior to bidding.

Yes, we can accept bids over the phone.

We normally hold 2-3 viewings for each lot. Those interested in organising a viewing should call our auction team on 091 564 212.

In most cases, the purchase will need to be completed within four weeks after the auction by transferring the full amount to the vendors solicitor. The Contract for Sale which is available in the legal documents for each property will state the exact closing date for the property.
