Work out your budget

  • Review your budget to see how much you can afford to spend on mortgage repayments each month. Include the cost of the mortgage, repairs, and maintenance of your new home. Here are the additional costs not included in the price of your property purchase:
  • Stamp duty (1%) €200,000 = €2,000.
  • Legal fees (€2000-€3000 depending).
  • Engineers report / Structural Survey costs (€450-€700).

  • Moving costs.
  • Repairs, decoration, furniture.

Review where you would like to live and your priorities.

  • Is it close to a shop, bus route, work, transport?
  • Study what properties in the area are selling which will get a gauge for sales in the area.

Arrange to speak with a local estate agent

  • Ask them for their advice on popular and not so popular estates and if you are new to an area visit the neighbourhood and try to speak with some neighbours.

Make an offer and ask for feedback as quickly as possible

  • Your offer needs to be formally in writing / email to the estate agent who are obliged to register the offer on their property system.
  • If you are successful you will pay a booking deposit of typically €5000 to the estate agent and provide them with you solicitor details.
  • Contact your bank and confirm you have placed a deposit on the property.
  • Arrange for a structural engineer to survey the property. (Sooner the better).

Contract signing / paying deposit

  • Once your solicitor is satisfied the title is correct and your loan offer is in place you will sign the contracts and pay generally 10% of the sale price to your solicitor. The contracts will be then returned to the vendor’s solicitor who in turn countersigns their part of the contract. The closing date is typically 2-3 weeks after.

Very important:

  • We would always advise inspecting the property prior to closing to ensure what was agreed to be left is there and items removed.
