The Process

The process of selling a property typically starts with an initial appointment to talk about the methods of sale best suited to your property.

During this initial appointment we will complete a market appraisal valuation, by reviewing your property and provide you with an indication of the current market value. We will be able to quickly show you recent sales prices achieved in your area.
At this point we would also discuss the agency fees and the marketing strategy.

It is important to fully understand the costs involved in advance of selling your home.
Agency Fees The agency fee is the commission your sales agent will earn from the proceeds of the sale. In most cases this is a percentage of the selling price.
After the initial market appraisal and once an asking price is established, you can discuss and agree on an agency fee with our sales agent. We operate on a No Sale No Fee basis.
Our fee plus V.A.T. and relevant outstanding additional agreed expenses are payable on completion of the sale.
Print Media Adverts – Local Newspaper Discuss a print media marketing budget with the Sales Agent, for local newspaper adverts. This is an optional extra, but highly recommended to maximise the exposure of your property.

If you have not yet appointed a solicitor you need to do so immediately and supply us with their name, company name, address, telephone number and email address.

If you are finding it difficult to find the right solicitor to meet your needs, we would be happy to provide you with a few recommendations of independent local solicitors from which to choose.

Once you have chosen a solicitor, we recommend that you contact your solicitor and get them to obtain the following:

  • Title Documents – If there is a mortgage on the property, your solicitor will have to write to the financial institution to obtain the necessary documentation.
  • Land Registry Folio Map and Filed Plan
  • Planning – have the planning checked out in relation to the property and that any planning issues be resolved prior to placing the property on the market.
  • Certificates of Compliance – if you have carried out any alterations or extensions to your property, you must have certificates of compliance on file for these.
  • A copy of the contract – so that we can have the document on file to show to any interested parties during the process of negotiations.
The above items are the normal items which cause delay in the sale of a property. It is advisable for the vendors to have everything in place, so that once an offer is accepted on your property, a contract can be issued without delay and a contract duly signed. This type of forward planning will greatly speed up matters when a sale occurs.

From the 1st of January 2009, a BER (Building Energy Rating) certificate is compulsory for all homes being rented or sold.

Please note that we need the BER Cert and Report prior to the property going for sale on the market. We can recommend some BER assessors.

This step is making sure all aspects of administration are accounted for and that the marketing strategy is agreed before going to market.

We are required by the Property Regulator, the regulatory body which governs all estate agents, to issue some documentation to you prior to going to market.

Each vendor will be asked to sign a Property Service Agreement, containing standard terms from the Property Services Regulatory Authority.

You will also need to supply Anti-Money Laundering documents. To comply with this legislative requirement, you need to provide us with two identification documents (photo ID and proof of address) and both must be current for each vendor of the property.

  • Photographic ID (proof of identity) – A copy of a valid driver’s licence or passport
  • Proof of current address – A recent utility bill which contains your name and current address dated within the last 6 months.

Details & Measurements Our sales agent will require access to the property to take full room details and measurements.

Photography – We recommend the use of a professional photographer, as this will show you property in the best possible light. We can provide you with the details of a local photographer. If you decide not to get professional photos, our sales agents can take the photos for you.

3D Video Tour – Our sales agents are now trained to complete a 3D Video Tour of your property, which is offered free of charge to our clients. By using this advanced technology it allows us to transform real-life spaces into an immersive digital twin model. The 3D video tours can then be viewed on any device from any location. Our agents can create an always “open house”, so that viewers can access any room or area with the click of a mouse or a touch of the screen.

Floorplans – Professional black & white schematic floor plans for marketing, can also be provided for your property.

Signage – we recommend the placement of a “For Sale” sign at your property.

Office Display – We would create a brochure for our office display and viewings and also highlight the property in our window displays.

Online Portals – Your property will be advertised through our various online portals, such as our own website odonnjoyce.com, myhome.ie and daft.ie.

Social Media – We also highlight properties on various social media platforms such as Facebook, Instagram and Twitter.

Print Media – Traditional methods like newspaper adverts and editorials still work very well and we have a long standing relationship with our local newspapers such as the Galway Advertiser and Connaught Tribune.

Ask your auctioneer how they plan to manage viewings of your property. We would schedule appointments for your property and would always give a minimum of 24hrs notice to arrange and confirm (if occupied by the owner or a tenant). We recommended that you not be present while the viewings are taking place.

First impressions count and you’ll want the house to appeal to as many people as possible. Remember that it’s always good to have your property presented in the best possible way. Well-presented homes tend to sell quicker and for higher prices.

Prior to offering your property for sale, we would be delighted to spend some time with you and advise what improvements, if any, can be made. Here are some tips to consider:

‘KERB APPEAL’

Your front door and driveway/garden are the first things your buyers will see when they come to your home. Spend time tidying up the outside of the house – plant flowers, trim bushes, weed, repaint the front door and gate. Ensure the front looks tidy and appealing.

FRESHEN UP

A fresh coat of paint, new tiling or carpets if required, will bring a new lease of life to any room.

FIX IT

Got a dripping tap or a cracked tile? These will send the wrong message to potential buyers. From removing grubby sealant to replacing damaged areas of carpet, try and get all issues repaired before putting the house for sale.

CLEAN & TIDY

If you’d rather not re-decorate, it is essential that your property is presented well before every viewing. Dusting and polishing can spruce up a home enormously. Pay special attention to the kitchen and bathrooms. Make sure the beds are made. Using plug-ins, scented candles or fresh flowers can create a clean light scent.

DE-CLUTTER

Clutter doesn’t sell homes, it makes them seem smaller and disorganised. Take time to remove as much as possible without leaving the rooms bare. Clear kitchen worktops as much as possible leaving just the kettle, coffee machine and fruit bowl.

CREATING THE ATMOSPHERE

In the summer, open up curtains and blinds, let a much natural light flood into the property. This can create a wonderful atmosphere and give a feeling of freshness.

In winter, make sure all the light bulbs are working and have the lights switched on for viewings, heating on and if you have a fireplace, have the fire lit too as it will create a homely ambiance.

TARGET THE MARKET

Consider your target market, buyers like to see clearly defined rooms. Each room should have a clear function. Try to tailor your space to appeal to the main group without alienating other groups that might be interested. So if you feel that your target market is families, maybe turn that office space into a playroom or family room.

We will keep you updated and up-to-speed on all interest and offers shown in your property during the campaign.

Once an agreement is reached and you have accepted an offer, your property will go sale agreed. We will look for a booking deposit from the buyer. The booking deposit is fully refundable up until the point of contracts being exchanged.

We will issue Sales Advice Letters to your solicitor and the purchaser’s solicitor, outlining the details of both parties, the agreed purchase price, any conditions of sale and any estimated signing or closing dates (keep in mind that these dates are ideal dates that all parties are working to but, can be subject to change). On receipt of the Sales Advice Letter, your solicitor will draft a contract.

The buyer’s next step is to arrange a structural survey and bank valuation for the bank (if drawing down a mortgage), organisation of access for the engineer or bank valuation, can be done through your sales agent.

Contracts are then sent by your solicitor to the proposed purchaser’s solicitor, who will usually respond with any pre-contract queries about matters such as title, structure, property tax or management fees.

A sale can typically take between 6-8 weeks, during this time it is a good idea to keep in regular contact with your solicitor and your sales agent.

Following a successful resolution of any queries, the buyers will sign the contract and pay the balance of 10% of the purchase price (inclusive of the initial booking deposit). The contracts are then sent back to your solicitor and you will be invited to sign.

Once both parties have signed the contracts, the property is now sold. The buyer’s solicitor would then advise them to carry out a pre-closing inspection, either the day of, or before the closing. This ensures that the property is in an acceptable condition for closing. Organisation of this can be done through your sales agent.

On completion of the pre-closing inspection and once all is confirmed, the remainder of the funds will be transferred to your solicitor, who will pass the payment onto you.

At this stage the buyer is invited to collect the keys of their new home from your solicitor or from the sales agent.

Congratulations, this is the final step, you have successfully completed the sale of your home.
